Bank or mortgage company may require it for one. Not everyone has 9 digits worth of assets, coup. When we bought our house we didnt escrow anything, but we had a big chunk down (also didnt need PMI) and Im not so sure the bank didn't keep it in house. So probably the exception, not the rule.
