I would consider that to be a liability to the property, not an asset. Property would literally be worth more to me with the bins gone. Then I wouldn’t have to tear them out.

6” auger probably takes 45 min to an hour to load one truck. If I can’t load a truck in under 10 minutes I’m not interested.

If you’re willing to sit there multitasking (maybe bring a laptop and do office work that you needed to do anyway), maybe that changes the story but wasting 30+ minutes of my life per semi load of grain is not a good way to do business anymore.

It also traps you into having to be the guy hauling the grain. You can’t take advantage of cheap off-season hired freight if they have to sit there waiting 45 minutes or more to get loaded. They will either charge you a bunch more or require you to load a graincart before you show up so they can have a quick turn. So if you don’t want to bring your cart over, then you need to be the one to haul it.
