He has a much lower cost structure than I see around here. I can't think of any single family rentals built new. Plenty of side by side duplexes, but I don't think even duplexes cash flow like that around here. A new duplex will attract a better grade of tenant that requires less management and has less expenses, so will be more profitable than the simple numbers show.
