I always figured the 1% of cost rule for rent. I think for a decent house, it would be $700-800 minimum rent. Like was said, you won't get a very nice house here for $50,000. The 1% rule tops out at some point. A 200000 house would be pretty nice, but you probably could get 1500 or so for rent.
