Been with rural 1st a few years. Bought house and acreage from my folks when they downsized. Process was easy. They don't escrow for property tax and insurance. I talked to my farm credit guy first, and at the time they couldn't do it as cheap as rural 1st, but now I'm told they can.
With rural 1st you can do a conversion once a year for $750 to get the lower rate if available.
