You can't even exchange silver to gold, I don't think silver is like kind to rental land.
If you can't force delivery don't you still get the gain in $.
I see if you had physical you thought you could 1031 it. But if you get paper$ then the tax is due EOY. If you can't 1031 is it worth the effort of forcing delivery?
