Looking at trying to 1031 silver into land.  I have a contract that I might stand for delivery because if I take the physical silver I should not have capital gains (30%& w state) until I sell it.  But if I can trade the physical for land that looks like the best deal tax wise.  Looking at a 7 figure tax bill otherwise. I know that silver is tight, but supposably I can force delivery.  I know damm well that they would force me if the shoe was on the other foot.
