My 2026 real estate tax valuation market value went down 11% but my overall tax went up 6% with no new levies approved. Figure that one out.


County I live in has PTEL. Amount of $ collected by a taxing body can't be more than the yearly rate of inflation. Example taxing body levy is a 5% tax increase. Yearly rate of inflation was 2.5% . The taxing body can only get 2.5% more in taxes . If inflation rate was 8 % the taxing body would get 5% more in tax revenue.

Now if the taxing body like a school district's territory is in more than one county and one of the counties has not voted to have PTEL, the school district does not have to operate under PTEL rules.

I own ground located in 4 school districts. Two are restricted by PTEL, two aren't . Tax rate for the two that aren't restricted by PTEL are about 20% higher that the two that operate under PTEL..
