?????? Land has NEVER cash flowed.
It has to be supplemented.
No true farmer who loves the land wd sell it to buy an overpriced house IMO.
Yes,land did once cash flow..In my area land cash flowed up until the mid 1970's..Between 1947-1969 Dad bought 600 acres of land..It was all bought for $75 to $200 per acre...My parents had almost nothing when they started..Neither one ever worked a off the farm job buying this land...If Dad had been a gambler he could have had easily had another 600 plus acres...One Sunday evening in 1966 a neighbor came over and offered us a dandy 40 that joined us for $150 per acre..In 1971 a close neighbor 1 mile away retired and offered us a nice 160 for $200 per acre...Dad turned both neighbors down and often regretted it...Another 160 across the fence from us could have been bought for $150 per acre...Today its all $5,000 plus per acre. |
