East Central Missouri | If you want to fight it, you need to organize every entity(landowner) you can that will be effected by it. You will be unsuccessful by yourself or if only a few people with you. It(easement) will most likely be worded to include burying cable and anything else that may be dreamt up in the future. The easement will last forever. The easement can expanded in the future, compensated for of course. There is no amount of money that will compensate you for it, in my opinion.
I recently went through an expansion of an easement. I fought it but knew it was a losing proposition going in. It was an area I really didn't care if it went through or not, or so I thought. Now that the new towers are up, everything is extremely visabe, where as before it was hidden by the woods. I really needed the education for the for the future fight of one (expansion) through the main farm.
If you have to have it, see if it can be worded for only electric. That will keep some power on the landowners side. I doubt this can be done, but worth trying. Do not be afraid of Eminent Domain. After all expenses, I was ahead by over 4X the initial offer. Start looking into how your county handles eminent domain. In my case, I needed to name 3 residing county landowners to the judge, The attorney's for electric company named 3 also. The judge chose 3 from those 6. Those 3 came to the proposed site and then went and determined amount of compensation. Start thinking about who you would name if this is the case or however you need to start thinking about how things will move forward. You want time to think things through before they come up.
