Here,an attorney can write up a deed description thats legal.I have done my own measurements and pins,then given to my attorney.IDK about out west.We have stone walls on one side usually so that helps.I had a 1 acre cemetery I was donating to the town as it came with a piece of farm land,it was already pinned=1500$.This spring.Town needed a surveyor.
