I won't add an opinion about overhead doors, just the man doors. Here your building would not meet fire code, not enough fire exits (overhead doors don't count).

Imagine there's someone in the shop and there's a combine burning at the 28' North door, right by the man door. People panic and may not know how to use an overhead door (which won't work anyway if the power is cut).

Yep. I was in a shop. They had 3 semi trucks. 3 sided box. Zero doors at least 60’ deep, 50’ wide 16’ tall. Two oversize paint booths….
I talked to owner. Last say one of these trucks catch fire. You have ONE service door, next to 14’ wide power roll up door. 3 semi trucks of fuel right now, Á gas pickup, two pain booths, Á pain mixing area.. that service door the only exit. *unless you get to push switch for roll up door*
“What is OSHA, your insurance going to say?” He put in two service doors the next week.
