I had to get a new heater two years ago for my milk parlor. It is an A.O. Smith 74 gallon , 75,000 btu Propane fired. Have used this size heaters ( other brands) for 40 years . Always had plenty of water for warm water for udder cleaning and super hot water for washing milking system and tank. It was $2,745. Certainly be more now.
Do internet search for 75 gallon Propane water heaters and you will get lots of hits. I found this https://www.ebay.com/itm/177493920516?_trksid=p4481478.c101506.m1851 They are in Philadelphia, not so far from you. They may or may not be propane , does not state what they are. Be worth contacting seller to find out gas type and btu rating, etc. Pictures show some dents and dings, must be reason for discount.
