It isn't. Go check steffes. Worse land farther away brought 1.5 last year.

It is also down the road from a beet piler. It is beet country.

In that area there are people who drive past 3 ACS pilers to haul down to the Wahpeton area.

It is the Red River Valley. You aren't competing against people like you, you're competing with east and west coast investors. They don't care because the state doesn't care, land is traded, bought, and sold between them like chips at a poker game. Occasionally a corporate farm gets in, occasionally someone gets lucky.

There's land NE of there owned by a farm out of Jamestown. Always planted past the deadline, crop rarely makes it, they rarely harvest it. A few sections of it. They paid over 10k an acre for it yet don't seem to care they're not making anything back.

Welcome to the RRV. In general things make sense and work, but there's patches and parts that don't work at all.

Colfax to Thompson to Valley City is the area I know.
