my friend sent me a tiktok for just the fun of it with a land auction with 1700 acres by casselton ND coming up soon. I have no interest in the property just was curious what the guess in that land sells for. We farm in a very low productive area where land values are high to us but probably a rounding error for this area. I assume this is a fairly top tier productive are for ND. anyway thanks for any insight.

Pushing at least $2,000,000 a quarter. Rent would be over $300 not far from there.

The best land is right next to the Red. Buffalo, ND is on the edge of what is considered good to ok in comparison to the riverside land. Casselton is about half ways between the two.

Valley ground is very heavy clay, gumbo ground. It gets heavier towards the river, lighter toward the continental divide.
