I also feel some will do it, loosing money at first, then breaking even in about 5 years, then by year 10 they are starting to turn a profit.

The well established operations have a decent chunk of cash rent land that they have been farming for decades that is probably 50% market rate, they are profitable there then “reinvesting” into future rental acres. Some BTOs make landowners sign an NDA so their long term landlords don’t hear what is being paid for rent.
