If he had discussed access before hand, I would say small yearly access rate and very modest useage rates, also have neighbor to the north explain to guy with pivot why rates will be high and or no access.

I don't understand why neighbors won't discuss plans with each other before bulldozing ahead with projects that will affect the other person, but it seems to happen everywhere.


What kind of a dollar amount would you put on yearly access?


Charge by the foot. No different than a friggin CO2 pipeline or underground electric line connecting windmills.

This is as stupid as putting up a 100,000 head feedlot and not having a DNR permit.

Edit: all those easements are paid annually and should have a sunset/termination date. And, any damages to your tile drainage system are fixed by licensed contractors…. Not some joe with a backhoe.

The pivot guy is in some serious legal hot water for trespassing on the ground and disturbing the soil. Folks get sued for less and courts can rule the guy has to restore trespassed property to original condition.
