There are no "little guys" left in my area. It is all mega dairies, who i will not rent to. or it is BTO grain farmers. In 38 years of land ownership i have just 2 renters. Just tired of all the whining and crying about how tough farming is. I invested 10's of thousands of dollars in tile work to make my fields better. I keep the fencerows all trimmed back and keep the deer population down. But every 3 years when I ask for a modest bump in rental rates all I get are sob stories. Just flat out tired of it.
Heres what you could/should have done, just in case there’s somebody else out there watching/reading this thread in similar situation, but hasn’t already signed a CRP contract. Forget the 3 year lease, replace with year to year. When the tenant signs the new lease, have him/her also sign a lease cancellation. Figure out a simple formula that the next years rent will be based on, and be prepared that your rent can go down. Here in my part of north iowa, a simple formula that just plain works is on Sept 1 of each year, whatever the Dec futures for corn for the following year is, divide by 2, and add a couple zeros. So if futures are 8 bucks, rent is $400, $6=$300, $4=$200. Fair to you and fair to the tenant, they know ahead of time what the rent will be, no knashing of teeth or complaints anymore. There’s nothing to negotiate. Lease already cancelled, rent already established. Take it or leave it. Good luck in your retirement.
