I looked at several farms that cash flowed, even the whole amount. I just couldn't get the money borrowed. No one else could is why it was that price.
Then it got to where it worked if you did the work for free, then forgo a return on the down payment and the work for free.
Now one hopes to farm it for free, including inputs.
