I think that you should buy it.

If the Good times are over then I don’t think that there will be any difference if you own 1500 or 1580 acres.

Equity can get you into a deal but it takes cash flow to pay the interest and after tax earnings to retire principal.

Federal policy has supported land purchases with inflation and the tax code with favorable capital gains tax rates and stepped up basis.

The only caveat in your situation is can you see a time when you might have to infuse the oat processing company with cash in order to get it viable?
