Green acres…. I can relate to what you posted, word for word. Recently thought I may have a shot at a very good farm for sale. First thoughts were….NFW….not close to cash flowing.

All the red flags of what other businesses would not even consider for growth. Will not cash flow on its own, sucking profits from other aspects of what we do. I considered expanding my cattle feeding = even more debt, risk and labor considerations. My mind went to, can I run my machinery for “free” on potential new acreage, other paid for land would have to cover repairs and replacement. How long would I be willing to carry note, trying to stretch it to get closer to cash flowing?

Are 50 year farm mortgages a thing now? ***

I had a conversation with the person who had first opportunity at it and he was exactly in the same place as I was. He bought it and will probably have some sleepless nights.

If the sellers would’ve moved on from him and went to me……I would’ve also signed my name on the bottom line.


I used to think “ give me enough time and I’ll get it paid for”. Now I’m not so sure.

Edit: I can tell you some stories about the 80’s also. Started at 16 and alone trying to keep things 1 step ahead of creditors. My mom and dad both were working off…trying to stay 1 step ahead. It wasn’t my problem…..but felt like it…..every…..damn…..day….
