Cambridge, southwestern Nebraska | I understand EXACTLY what you’re saying. A couple parcels were offered to me this past year. Both bordered land I own. Both raised the value of the land I own by being able to combine into a larger field. Both close to home.
I started out in the early 80’s. Saw land drop in half. I’m well aware it could happen but thinking it’s unlikely. Understand it only happened once in the last 50 years. And we’re more protected now with crop insurance and etc.
Whenever I have bought land I have never seen it quite cash flow on its own. And now it’s just rediculous. But I’d still rather see money go towards land payments rather than rent. Nu unless you have a large paid for land base, renting land is a necessity it seems. I like your analogy that the first 5 years suck. Next 5 years are tolerable and the next 5 years seem like a decent idea. I see that also. We will have good times and bad times. As long as you can minimize the low points, you will be fine.
