SC Nebraska | You don’t have enough water (16 acre feet) to fully irrigate 40 acres in Eastern Colorado, and the cost per acre is not going to ever pencil out.
That’s enough water for a house, small garden and some livestock.
Only possible way would be a high value specialty crop. No generic hay or commodity crop will justify the expense.

Bigger issue is that State of Colorado is doing everything it can to dry up irrigated acres.
Zero chance you’re going to be encouraged in any way to ADD irrigated acres.
