When I bought my first house in 2010 I had a 0% down loan. It was a rural development loan so 0% is not a new concept. I also got a grant from my bank for going to a one day home ownership class which caused me when I closed to pay about 150 bucks in closing costs. Turned out to be a really good deal for me.


We bought our first farm in 1994 through what was called a "Rural Rehabilitation" loan. It was zero down as well. But we have since paid all of the principal and interest. At the time we established the loan it was about 2% less than the going rate............but soon after was the same rate everyone else was paying. The best part was that we had very little collateral since the wife and I were pretty young.........and from fairly poor families. In my mind the program worked just like it was supposed to.
