Probably matters most what value you're using for 50% equity and 50% debt.

In the land of $20k+ farm ground.   If you have 50% debt against 100% of your lands current appraised value, you're going to be fighting to stay afloat.

In that scenario, I'd much rather have 1000 acres with no debt and be farming with very little financial stress.



Same here ,cheapest land is $20k ,real nice land $40k + .....Majority of the buyers are doing the same as the US 1031 ,buying to escape capital gains
Some /many complain about capital gains tax ,realty is sell for $20k you still get $15k acre after taxes (not figuring any capital gains exemption,ect.)
10 yrs. ago the $20k land was selling around $6k total
