It’s still math vs folks worth 8/9/10 figures looking to save a lot of tax dollars, so it makes a whole lot less sense for the well to do farmer… Land purchases are tough to justify against other farmers, let alone investors. Folks transferring dollars in a 1031 transaction have a significant advantage to bidding up land to avoid tax penalties.
