That's certainly a possibility but there are ways to protect yourself there as well. I've seen many rental contracts that require proof of fertilizer applications, even seen some that the landlord pays for/hires the fertilizer spread and gets reimbursed from the tenant.
I'm in no way saying older guys should retire so they can rent their land out for a few $'s of extra money, I'm just pointing out how a guy with paid for ground could possibly make more money by renting it out for someone that can't seem to understand how it would be possible to make more money doing less work. Or doing the work for someone else in nicer/newer equipment and being able to go to bed without worrying about how long it will take to get the combine fixed in the morning.
God willing, I plan to farm till I want to quit (no idea what age that might be yet) and the new tenant will be selected before anyone outside my immediate family knows I'm retiring.
