I have 75 acres of CRP I converted to pasture. The ground is really hilly like the stuff you’re looking at. It seems like the ground goes dormant and takes awhile to “wake up.” Our dominant grass here is smooth brome and it took a few years and a fair amount of manure/fertilizer/impact to really make it produce. I’m on year 7 of owning it now and it’s been producing well the last two years, probably because we got rain…
If you’re looking at buying it, talk to NRCS about available programs. I know I’ll get flack for mentioning a government program but I pay enough in taxes that I don’t feel bad about getting something back.
