Well thanks so much for all your input! We decided to go ahead with the addition. We've got a great yard, real quiet street. The town we live in only has about 2500 people in it.
To get a house that has everything we want around here is 175000, 200000. We paid 85,000 for our house 3 years ago so we're going to stick around and do the addition.
