E ND | 100% on this, there's a lot of money invested in farm infrastructure like this and built on the farmstead. Super convenient, and I know many take pride in their accomplishments and investments but depending on where you're at in your career, future personal and family plans for the farmstead, etc. investing in a stand alone grain handling facility is a better move. Having logistical benefits of nat gas and 3phase just tips the scales that much more to option #3 for me.
You may be able to set that site up and own it under it's own entity also for borrowing and rent it back to the farm or others as your needs change and can sell it as a turn-key site later if you put it in the right place. Good to talk to your accountant and lawyer about potential benefits and future retirement income stream possibilities also as it could be a great part of an estate or income producing investment in the future.
Hard to sell the bin site at home, and even more annoying to rent it to someone else when they're using your driveway and yard for access, electrical was never split and metered separately, etc. | |
