I just went thru all that you have asked and I can tell you that it will be one the most emotional and hardest decisions you are faced with . A 10/31 is not good if you have to stay reasonable close because of elderly parents or other reasons because you will be going against the same developers and the land cost won’t be that much better and in a few years you do it again. . One thing to consider is partner with a developer in retained ownership .  That way you are a part of what happens on your farm and can turn 50k $ acre ground to ground that will sale for 10 to 12. Bucks a sqft.

I didn’t have an auction because of the memories of the 80’s . I figured we survived that and prospered so I’ll be danged if I watch strangers pick thru our stuff.  Right or wrong only you can decide that but I have no regrets.

Taking apart what your father or grandfather put together is the most humbling thing I ever did.  You get to see where they built everything with absolutely nothing and prospered for years. 
All the stories you heard as a youngster will come to life .

I made it very hard on myself going thru every nut and bolts ,spare parts on the wall for equipment I’ve never seen.  

leave the buildings take only what you know you will use and want, don’t clutter your new place. 

as far as bored ,Take some time to reflect on what you actually want to do and the future of your family.   I did environmental work on pipelines as well as had 400 cows in two states and 3 counties in Arkansas. After finding where dad sold some calves in late sixties and early seventies I started thinking and changed completely direction.  Instead of buying the big farm next to us in Missouri and moving the Arkansas operation ,I sold the one we owned and sold all the cows. Sold the environmental company to a young man and help him from time to time.

As John burns has said ,he is so busy he doesn’t know how he ever farmed, well that very true.  I’ve still got 60 some cows on a rent farm and it’s only to keep,grass down on it. 

What I always thought I’d do was actually the opposite of what was best for me. 

There are so many opportunities out there if you look for them.
