If you are in a urban sprawl, opportunities are not from just 1 buyer, Your land value there will only go higher. Don't rush to a fast decision! Locate a suitable new place to move to first. Then figure the total cost of the move and add it to the value of your current place. This is a good starting point in dollars. As you get closer to making a transaction happen, make sure both sides are on the same page, no loose ends to complicate the move. Identify the new land with the 1031 attorney. Finally, negotiate the best price for your old farm with whoever you sell to. Maybe even find a different buyer to counter the first buyers offer, so he is not low balling you.
