There will be escrow accounts involved, and there will be fees, but not outrageous. We had a deal once where a paper was supposed to be filed and the attorney got it done with one day to spare. Too close in my book.
If you have kids who may farm, I would hold off until they have a better idea. For example, if they like livestock, I would then be looking at areas that support or at least are friendly to livestock production. If they don't, then I would avoid those areas since your new land prices may be less. (At least that's the story here in Sioux county).
Moving the buildings is an impossible question until you know distance and we don't know your buildings. I doubt many are worth moving many miles, and if the traffic is like you suggest, moving won't be easy or cheap. I look at my farm everyday and think how different I would build if given the chance again.
My Grandpa moved about 100 miles app 100 years ago. Twice actually, since he came back to near where he was born after a few years. It can be done.
