I can put you in contact with a guy who might be of help to you. It costs nothing to speak with him, he's been involved to a degree in a few 1031's I've done. I've been happy with the results.

As others mention: timing is everything. Tax years don't really have any bearing on the deal, outside of your tax person will have a little additional work. Nothing big I don't think.

If you end up selling depreciated assets as a result of the land sale: listen to Boone. There are ways to fund a retirement plan from that sale for example that can be very beneficial to you.
