coast of Maine | Hiding,I would not even listen to the developer on a price reduction for a building left behind.The most minor cost to whom does the construction to demo a farm building.Moving the trusses any distance would 100% negate any value in removal by you.So forget that issue.My self in the direct market biz would capitalize on the location by selling to the increased populace.Im not sure if you want to bug out 1000's of miles or 10 miles.You could sell the developer the least desirable parts,keep the farm stead and area for direct marketing to those wealthy consumers.Have your real production in the quiet place you plan on buying.Then send that production to your foe farm to sell to the traffic.IDK your farming so just a stab here.My wifes late step grandfather(80's) had a similar farm,sold the back many acres to housing,but he did it so late that his sons were too old(60's) to even consider direct marketing still.Died with money so what good did that do,sons died young as well.The best thing I would do is talk to more than one potential buyer,,play the game as chess,you are in the drivers seat for sure.Maybe just maybe with a bit of creative networking on here you could describe what your ideal place is,,then thru a realtor a discreet pre sale could happen.There are 1000's of different deals now with real estate and buyers agreements,,such as" buying yours when mine sells" as this helps all involved to some extent,taxes,safety,surety etc.Family members are in 2 of these unique buy when mine sells deals ,,who knew,I did not . | |
