Southern Illinois | Had a farmer near us that sold out to a developer and think he should of ask for more money per acre. Got 55k but most commercial property is selling for 100k a acre.
He sold house but auction everything else off so helps pays for part of the new farm shop and grain bins.
If he sold the land at auction he would of property only got 20-25k per acre.
If you did a land swap you should get double the acres but depends on where you are buying at too.
