As far as land prices IDK which way they will go so many conflicting factors



The biggest factor.. is a return.. if returns are squeezed.. then the value goes down.  Land has benefited from..

Cheap interest.. low alternatives

Covid $$$

The Russian Ukrainian War.. impacting Trade.

If a cheaper dollar would fix this.. we’d see Wheat exports improving.. and..they could be worse.. but.. they could be better.

$4.80 cash wheat.. ain’t gonna prop up $15,000 an acre land.  Which has to compete with Sorghum.. which can be profitably grown for $3.00 a bushel. Just like in the 1980s.. we’re one good production year away from.. seeing it come apart.

FOMO works on the way down also.
