We bought an irrigated quarter in 1981.. Four years later the bank made us write it down to $0.65 on the dollar.

So.. Yal.. it can go down.. Alot.. in short order.  

Especially if interest rates take off. 



Sure it can, unlikely that it will. I would wager a bet that midwestern row crop farmland will not suffer a 20% yoy decline in the next 10 years.
