I wonder what he used for income? It reads a little like the old joke about 'how do you make a million dollars farming? Start out with 3 million'.  Buying ground with a residence of some form, a tractor, cows, chickens, tools, seed and feed, supplies, etc etc doesn't pencil very will when talking to a lender.
