Same groups that have been buying forever. The farmer keeps buying. Once in awhile an investor will buy but not to often. ROI for most investors are looking poor compared to what they can get other places.
Investors have been buying here like crazy...and we're not in the outskirts of a population center. All shopping malls are at least an hour away in any direction.
