I think the most important thing is if the farm has been disciplined enough to pay income tax on all their non-exempt income. Land, lifestyle (lavish or not), any expenses that are subject to income tax should have income tax paid on them every year. It doesn't matter how shiny the paint is as long as it doesn't keep you from paying income tax.
