If you pay for the tile, you deduct the expense on your taxes. I'm not sure on depreciation, however. Thats a competent CPA question.

In that scenario, the landlords land has more value. Thats all, if its a cash rent lease anyway. If they can depreciate the tile (rather than you) thats an advantage to them as well. If they need the depreciation.


If the landlord is paying for the tile and installation, its deductible and depreciable to them. Thats if they need a tax deduction.
