I would listen to the guys saying spring/summer annuals or some variation with a cash crop on rented ground. I planted a bunch of crop ground to grass over thirty years ago but it was all owned land. The thing about permanent pasture is that the tires on equipment will rot off before they wear out. That was a big deal for me as most of it was marginal farm ground at best. The other thing is that in an arid environment and good management you save a lot of moisture. It used to drive me crazy to get spring moisture and complaining about it being too wet to farm, and then tearing up the ground and loosing what moisture you had gotten.
