If you are as good as you say, you could make a very good salary working for someone else.

If you had a mind for business, you should have already put your skills and equipment to work. Either rent a building, or build one. If you have the mind and skills, it should be easy to get a loan, if you can show the lender your ability to repay the loan. Forget about what the building costs, just do it.
