Northern Illinois | Land prices are heading higher. Not in a straight line as there will be plateaus and dips. As mentioned above timing will be everything.
It imo will not be farmers who are buying the land. It will be companies (not the right term but ...) Bill Gates is the largest farmland owner currently. The Morman Church. Insurance companies. Farmland Partners. There will be more. Almost all aspects of agriculture are consolidated or in the process of consolidation. I think farmland will go the same way.
If you plan on farming long term I think you need a land base that is yours. When outside money buys farmland they are going to be interested in ROI. Unless you plan on paying top dollar rent you better own some land. I think a tenant farming a plot for multiple generations will be a thing of the past. ( of course there will be exceptions ) | |
