Land here has returned an average of 7% annually for the last 15-20 years.

Just tell me how bad I'll regret not buying now and we can all be happy.


A couple of comments , last 15 yrs, the money grain & oilseed farmers have made is not a historical norm.
Just a guess ,we may be at a time when land values become stagnant as history says buying in 1923 , or 1980 it took 30 yrs. to be able to sell at more than purchase price.
Land values here anyways are about 3 times what the returns from the land will cash flow. Housing,land,machinery , imho are all priced crazy and not sustainable,but this is an old guy talking

Saying all this, if you have lots of cash,equity and can make the payments buying land has always been good....When you pay too much,can't cash flow payments and it sucks you dry its no fun

If you don't buy its just a lost opportunity .
