As long as stepped up basis exists, people will hold land til death. The life expectancy of a 65 year old female is 85. Land will not turn over as fast as some are thinking.
While this is true, folks who own land are dying everyday, with no successor to farm the land, so the heirs sell. My own mother in law passed away a year ago, and her son whom had farmed her land had pre deceased her 3 years prior, leaving her to find a new tenant. Her remaining children decided to sell while prices are still high, bank returns 2 1/2 times cash rent, why not? Lot of Mennonites in that area with deep pockets. edit too add; 5% CD’s are krptonite long term to land values, for now it has a very formidable foe to compete for investment returns.
