believe it or not, there was land that went no sale in the 80's because Bankers were in NO POSITION to lend any money no matter how good the deal looked.
and the person who needed to get out from under the land sold it on a contract for deed, the buyer than turned it back to him and along with the land he got a big tax bill for the capital gains, which in turn caused him to lose the land and any equity he hope he might have had in it.
