WC MN | It will always be an issue. If land prices do reset, at some point it will become a bull market again. Until you can get a generation of farmers that does not have the desire to grow, it will always be a problem. It is the nature of the American farmer.
You also have many areas where the land is not being bought by farmers. If an investor has 1031 money then it is almost irrelevant what he pays per acre. If 1031 exchanges go away, that will help. Would also help if the US would quite devaluing the dollar, some investors will put their money into land as it is viewed as a safe investment that appreciates. I will not say that land prices will not correct and will not cause pain for farmers, but I think it will a lot to get them in line with the rest of the world.
