Subject: RE: $500,000 shop

I understand what you are saying but everyone's situation is different. We are just finishing with our shop build. In our case, my mom is disabled, my dad does most of the cares and they made some changes to the farm house over 17 years ago to accommodate her and her needs. Dad has been through chemo twice and our family's goal is to keep mom living at home so in 2019 we sold our house and my wife and I moved our 2 children out to the farm (where we spend most of our time) because we know we were going to need to live with mom and dad eventually if we wanted to keep mom at home. The farm house is large enough for us all to live and function but we have sacrificed the ability to have friends over and host them. Our kids have sacrificed the same way so when we finally pulled the trigger on the shop it has a lot of the items you listed. We have a full kitchen, handicap bathroom with a roll in shower and washer and dryer. Since we went with 20 foot side walls we put a second story in that area where we have some personal storage and can get our items out of a semi trailer. I guess you can go ahead and judge and dictate what is or is not needed in a farm shop but we decided to build for what may come in the future versus now.

I was tallying it up the other day. Our total building is 72x104. The shop area is 72X80 of that. Construction was 6 foot frost walls (4 ft in ground and 2 ft above grade). The building is 20 ft to the eve, walls are wrapped with a bubble type house wrap and we have 2 inches of closed cell foam insulating it. Cellulose is blown in the ceiling. Infloor heat, there is a 10x10 ft garage door for trucks or skid loaders, a 26 wide x 18 ft high overhead door and then on the end wall we have a 40 ft hydraulic door, 3 walk in doors, and 2 high windows in the shop that are 4x4. After electrical, excavation and aggregate for the building, getting water and natural gas 350 ft back to the building we are around $67.50 per square foot and that is pretty much turn key. If I needed to complete parts of the shop it would not be completed yet and probably would not be completed in 5 years from now.

I will say that the kitchen (living area) cost per square foot to compete is quite a bit higher per square foot than the shop but part of that is by design because we took some proceeds from selling our house 5 years ago and invested it in that but at the end of the day it is the decision we made and we have the room for 2 high schoolers to hang out with their friends and we have a good idea what they are up to and not wondering what they are up to...

I will say that "accessorizing" the shop adds up really quick and that will probably take a number of years to get to where I want to be there.
